The challenge

Situated on one of Mount Maunganui’s premier beachfront sites, this large elevated home had incredible potential but no longer reflected the quality of the property it sat on. The 400sqm home was dated, inefficient, and no longer matched the standard expected of such a unique location.

There was also a significant design challenge. Existing plans didn’t align with the new architectural drawings, creating complications that required real-time problem solving throughout construction.

Our solution

We stripped the home back and completely reimagined the layout. Working closely alongside the architect, we developed practical solutions as issues arose while carefully managing budget and programme requirements.

One of the biggest improvements came during the design process. An existing waterproof membrane deck above the living area presented ongoing risk and underutilised space. We proposed enclosing the area and converting it into an additional bedroom, creating far more value for the homeowners while improving functionality. Throughout the project we also contributed countless design suggestions and detailing improvements to lift the final result beyond the original plans.

The result

The finished home now reflects the quality of the location it occupies. With panoramic ocean views, improved functionality, modern performance, upgraded glazing and thoughtful design details throughout, the home has been completely transformed. The clients were thrilled with the outcome and have since engaged us for additional work on another dwelling on the same property.
